Tenant Information
Once we have found your new home, you will be forwarded a reference application form to complete. We will then apply for suitable references and draft the necessary tenancy agreement.
You will receive copies of the agreement and inventory which are designed to protect both, you and the landlord.
You will also receive up to date copies of the gas safety certificate, electrical report/certificate, EPC (Energy Performance Certificate), How to Rent guide from the government and TDS Leaflet
Tenant fees schedule
- Holding Deposit - One Weeks Rent - Should the applicant withdraw from the application due to no fault of landlord or agent, this will be withheld.
- Security Deposit - Five Weeks Rent - Covers any damages/defaults during tenancy and is held by the TDS.
- Lost Keys - Tenants are liable to cover the full cost of replacing any lost keys, security devices or locksmith invoices. Please note, the agent is not obliged to hold any additional keys.
- Change of Sharer or Variation of Contract - £50.00 + VAT to cover administration providing the landlord is agreeable to the amendment.
- Early Termination - Tenants are liable to cover the landlords’ costs in re-letting the property and are fully liable for any rent due up until the start date of the replacing tenancy.
Landlord Services
Introductory Service - 2 weeks rent plus VAT
- Carry out comprehensive In-house referencing
- Arrange a full inventory
- Marketing property on Major Portals including Isted Lettings website
- Arrange and conduct viewings
- Prepare the tenancy agreement
- Collect rent in advance together with a security deposit equal to five weeks rent – initial payment
- Forward initial rent payment with full statement and all associated paperwork
- Monitor and arrange tenancy renewals for further fixed terms
Full Management Service - 7% plus VAT
- Carry out comprehensive In-house referencing
- Arrange a full inventory
- Marketing property on Major Portals including Isted Lettings website
- Arrange and conduct viewings
- Prepare and execute initial tenancy agreement (additional £85.00+VAT)
- Collect rent in advance together with a security deposit equal to five weeks rent which will be held by the TDS (additional £25.00 + VAT).
- Forward initial rent payment with full statement and all associated paperwork
- Monitor and arrange tenancy renewals for further terms
- Collection and payment of rent receipts using BACS
- Forwarding a monthly statement
- Submitting accounts to your accountant if requested
- Arranging maintenance and repairs as necessary
- Liaising with both contractors and the tenant on all matters
- Carry out half yearly inspections of the property
- Managing the checkout process
- Solving any deposit disputes

- Energy Performance Certificate: From £75.00 + VAT
- Gas Safety Report and Certificate: From £95.00 + VAT
- EICR Report and Certificate: From £75.00 + VAT
- Inventory and Schedule of Condition Report: From £75.00 + VAT
- Registering Deposit with the TDS: £25.00 + VAT
- Rental Agreement Renewal: £75.00 + VAT (Tenant Introduction Service Only)
